{"id":374,"date":"2010-09-25T13:32:13","date_gmt":"2010-09-25T17:32:13","guid":{"rendered":"http:\/\/purplelawfirm.com\/blog_news\/?p=374"},"modified":"2019-09-10T22:16:00","modified_gmt":"2019-09-11T02:16:00","slug":"what-is-a-quit-claim-deed","status":"publish","type":"post","link":"https:\/\/purplelawfirm.com\/law-and-you-chattanooga\/2010\/09\/25\/what-is-a-quit-claim-deed\/","title":{"rendered":"What is a Quit Claim Deed?"},"content":{"rendered":"<h2 style=\"text-align: center;\">Quit Claim Deed What is it?<\/h2>\n<p style=\"text-align: left;\">Sometimes improperly referred to as a &#8220;Quick Claim Deed&#8221;, a <strong>Quit Claim Deed<\/strong> is a <strong>legal document<\/strong> that conveys or transfers a person&#8217;s legal interest in a parcel of real estate to someone else.\u00a0 Unlike a Warranty Deed, a Quit Claim Deed <em>does not<\/em> <em>guarantee<\/em> that the Grantor (person conveying the property) has sole legal title to the property, nor does it warrant the title to be free from the claims or liens of others.<\/p>\n<p>The essence of a quit claim deed is that\u00a0 the Grantor <strong>&#8220;quits&#8221;<\/strong> his\/her\/its claim to the property.\u00a0 In other words, the Grantor declares that he\/she <strong>gives up<\/strong> all right, title, and interest to the property forever, and will not claim an interest in the future.<\/p>\n<h2><strong>Common Uses for a Quit Claim Deed:<\/strong><\/h2>\n<p>A <strong>Quit Claim Deed<\/strong> is commonly and properly used in many property transactions, such as transfers between family members (parents to child), in divorce cases, (one spouse to the other) or in estate planning (individual to trustee of the trust).\u00a0 In these situations there is typically no need for the special language which warrants the title to the property. <a title=\"Chattanooga attorneys drafting Quit Claim Deeds and other legal documents\" href=\"https:\/\/purplelawfirm.com\/contact-purple-law-firm\/\">Consult with one of our Chattanooga attorneys<\/a>.<\/p>\n<h3>Quit Claim Deed, No Attorney Can be a Real Problem<\/h3>\n<p><strong>Keep in mind however, that there can be legal consequences of which you are unaware<\/strong>.
